Thank you for your interest in our properties. Searching for a new home, moving and relocating is a very big transition, and we hope to make your move as smooth as possible here at JWC. Our user friendly website and our vacancy listings in our office makes looking for properties easy. Our coordinating staff will gladly assist you in your search if you are not familiar with the area or if it is your first time renting. Please be advised that we have a "first come, first serve" policy when renting to a new tenant.  JWC will not hold a property or guarantee that a property will be available to rent at any given date.


Checking Out Keys

If you are interested in viewing our homes we are happy to provide keys to you for a private viewing. Keys can be checked out on Monday through Friday from 8:30 am to 4:00 pm. All keys must be returned by 5:30 pm. We also check out keys on Saturday from 10:00 am to 2:30 pm. All keys must be turned in by 4:00 pm on Saturdays. Unfortunately, our staff is not able to meet you at the property or escort you to the property for a viewing. You will need to come in to our office and check out keys. We can sign out up to 3 keys at a time. However, if the property is still occupied or is on a maintenance hold, we cannot sign the keys out at that time. When checking out keys, we do ask that you leave a refundable key deposit of $50 per key or a valid I.D. We do require that you view the home inside and out before you submit an application. The application process is competed in our office, we do not take applications via fax, email, mail, online, etc. IMPORTANT: Income verification must be submitted before keys can be checked out to any property with rent totaling $1300.00 per month or higher.


Application Process

We do not rent sight unseen. We do not take online applications. When you find your new home, submit a completed and signed application to our office. Applications can be obtained from our front staff. Along with the application you need to also submit a Valid ID, Social Security Card, Proof of Income (2 most recent paystubs), $45 Application Fee and the Security Deposit. The fees must be paid in certified funds only. We do not accept Military Waivers. Application fees are non-refundable. Applicants must be currently employed or have verifiable gross income that totals three (3) times the monthly rent. Married couples can combine their incomes. All occupants who's income is used to qualify for the property must be on the lease. Married couples will both be named on the lease. Any additional applicant that is not a legal spouse will require an additional $200 decurity deposit. Military must provide their LES. Application processing time may take up to 24 hours.


Credit Reports

Credit Bureau reports indicating evictions, poor rental history, unpaid accounts, or more unsatisfactory accounts than satisfactory rental accounts will result in disapproval of the rental application. If you have any unsatisfactory rental accounts and show proof of payment, then we will consider approving your application. Credit scores are not obtained or used for qualifying.


Military Waivers

Sorry, we do not accept Military Waivers.



We rent single family homes and do not accept roommates on an application or lease. If an additional adult is listed on the application it must be your legal spouse, immediate family or your child that is 18 years of age or older. An additional $15 application fee applies. Children under the age of 18 are acceptable and are not required to pay an additional $15 application fee.


Pet Policy

If you are a pet owner, JWC does allow pets on select properties at the owners discretion. Properties that accept pets do so with an exception of aggressive breeds. Some of these aggressive breeds include, but are not limited to Pit Bulls, American Bulldogs, Staffordshire Terriers, Mastiffs, Dogo Argentino, Rottweilers, Great Pyrenees, German Shepards, Huskies, Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernards, Akitas, Presa Canarios, and Wolf Hybrids. Approved pets require a paid $300 non-refundable fee per pet. Approved pets may include, but are not limited to dogs, cats, hampsters, gerbils, ferrets, reptiles, birds and fish. The fee for any and each of these pets is $300 and is non-refundable. For fish tanks, pet deposits are $50 for any fish tank that is 15 gallons or under. The pet deposit for any fish tank that is over 15 gallons is $300. A pet violation fee of $2.00 per day will be assesed to the Lessee, for any pet detected on the premises, for failure to comply with the prior payment of the pet fee by the Lessee. Our office staff can assist you if you have any further questions regarding pets.


Final Process

Once your application is approved, you have up to 3 days to sign your lease. Our office will complete the Lease Information section of the application, which is the pre-lease with the estimated move in date and any prorated rent. It is advisable to sign your lease as soon as possible and pay your move in prorated rent so that your move in inspection date is guaranteed. We will be unable to schedule your move in without your prorated rent and signed lease. At this time we will also provide you with the information you will need to connect your utility services.


Move In Inspection

The move in inspection appointment is required for the protection of both parties. It is advisable to have the utilities turned on for this inspection so that all appliances can be tested and inspection pictures are more accurate. Any deficiencies found at the property will be noted on your move in inspection report so you will not be responsible for them at move out. After this inspection the keys will be given to the Lessee.



The Lessee is responsible for all utilities unless otherwise noted in your lease agreement. JWC has provided a list of utility companies below for your convenience.
